Terms and Conditions
These Terms and Conditions ("Terms") apply to your use of tsegroup.com (the "Site"), operated by Tse Group ("Tse Group," "we," or "us"). By using the Site you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.
1. Information only; no advice or agency
The Site provides general information about real estate, our services, and the Silicon Valley market. It is not legal, tax, financial, or investment advice, and it is not an offer or commitment to buy, sell, or lease any property. Using the Site, submitting a form, or sending us a message does not create an agency, fiduciary, or client relationship. Those relationships arise only under a written agreement signed by you and the responsible broker.
2. Property search and listing information
Listings and related data shown on the Site, including through our property search tools, come from multiple listing services (MLS) and other data providers through IDX Broker. This information is deemed reliable but is not guaranteed. It may be incomplete, changed, or out of date, and it should be independently verified. Listing information is provided for your personal, non-commercial use only and may not be used for any purpose other than identifying properties you may be interested in purchasing. Listing broker attributions and MLS disclaimers shown with listings apply to that information.
3. Using the Site
You agree not to:
- Use the Site for any unlawful purpose or in violation of these Terms.
- Copy, scrape, harvest, or resell Site content or listing data, including by automated means such as bots or crawlers.
- Interfere with or disrupt the Site, its servers, or its security features, or attempt to gain unauthorized access.
- Submit false, misleading, or another person's information.
- Use the Site to send spam or unsolicited advertising.
4. Intellectual property
The Site and its content, including text, graphics, logos, photographs, and design, are owned by Tse Group or its licensors and are protected by copyright, trademark, and other laws. Listing data and photos belong to their respective owners and MLS providers. You may view the Site and print pages for your personal, non-commercial use. All other use requires our written permission.
5. Your submissions and our communications
When you send us a message or fill out a form, you agree that we may use that information to respond to you and to provide the services you request, as described in our Privacy Policy. If you provide a phone number, you agree that we may contact you by phone, text message, or email about your inquiry. Message and data rates may apply. Your consent to be contacted is not a condition of buying or selling any property or of using any of our services, and you can withdraw it at any time by contacting us.
6. Third-party websites and services
The Site may link to or embed third-party websites and services, such as our property search tools, social media pages, and listing sites. We do not control them and are not responsible for their content, availability, or practices. Your use of them is subject to their own terms and policies.
7. Disclaimers
The Site and all content are provided "as is" and "as available," without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components. Market statistics, estimates, and valuations are for general information only and are not appraisals.
8. Limitation of liability
To the fullest extent permitted by law, Tse Group, its brokerage affiliates, and their owners, agents, employees, and service providers will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or data, arising out of or related to your use of the Site or reliance on its content. Nothing in these Terms limits liability that cannot be limited under applicable law.
9. Indemnification
You agree to indemnify and hold harmless Tse Group and its affiliates from claims, losses, and expenses, including reasonable attorneys' fees, arising from your violation of these Terms or your misuse of the Site, to the extent permitted by law.
10. Equal Housing Opportunity
We are pledged to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the Nation. 11. Accessibility

12. Governing law
These Terms are governed by the laws of the State of California, without regard to conflict-of-law rules. Any dispute arising from these Terms or the Site will be brought in the state or federal courts located in Santa Clara County, California, and you consent to their jurisdiction.
13. Changes to these Terms
We may update these Terms from time to time. The updated Terms apply once they are posted with a new effective date. Continued use of the Site after that date means you accept the changes.
